The maintenance report

What you get

Every request arrives with the property and unit, what's wrong, the tenant's permission to enter and the best times for a visit. Photos come attached, with a note on what they can't show. Each request is sorted into the repair-timing category from Washington's landlord-tenant law, with the time it came in, and a suggested vendor from your own list.

Owner inquiries arrive in their own report, kept apart from maintenance.

Urgent requests

Requests that mention water that won't stop, gas, heat or a lockout are flagged as urgent. The tenant sees your emergency number with a button to call, and your team gets an alert by email. Every chat opens with a line telling tenants to call 911 and the gas utility for gas or fire. It doesn't replace 911 or your emergency line.
